When speaking to your screened real estate agent ask if they are experienced and knowledgeable enough to know the average days on the market of properties in the community. They will base this on factors such as location of your house, condition of house, price, timing, and market demand. The primary goal is to sell your house in the fastest time possible but also for the best price.

Always ask to see how long their own listings sit on the market. Compare it to other agents you interview and if theirs is high ask for an explanation.

Always be sure you are working with a trained, licensed professional. Every listing agent should be prepared to deliver proof of their Alberta real estate license to sell in your area.

Like a license, every listing agent and buyer agent should arrive at a first meeting with a list of referrals. IF they do not, ask for them.

Calgary Communities are different in terms of what types of homes sell, what buyers want, and more. Agents are selling the neighbourhood and its amenities as well. If an agent has experience in your specific neighborhood that is an advantage.

Be cautious of new real estate agents. It is not a deal breaker by any means especially if they have great customer referrals.

Be far more cautious if an agent is part-time. Selling your home needs to be a full-time job, and they should be focused.
