September sales remained a relatively strong contribution to the year-to-date total of 1,513. While sales are still below record high levels, activity in the city remains the best seen since 2014. The 160 sales this month were met with 241 new listings, causing the sales to new listings ratio to trend up relative to the previous month. This prevented any significant monthly change in inventory levels and the months of supply remained at four months. As the market has shifted from conditions that have generally favoured the seller to one that is more balanced, we can expect to see less pressure on prices. While there is some fluctuation between months, trended prices show some signs of stabilization following strong gains earlier in the year. On a year-to-date basis, the average price has improved by nearly nine per cent. Some of this gain is likely related to some shifts in distribution as there has been
more activity occurring in higher price ranges this year
