The Alberta real estate market continued to be strong in June 2023, with sales and prices remaining at record levels.


* Sales activity trended down over last month but remained in line with the highest levels ever achieved in July. There were 4,245 homes sold in June 2023, down 2.4% from May but up 20.7% from June 2022.


* Year-to-date sales have eased over last year's record levels, but are still 15% higher than long-term trends. So far this year, there have been 24,141 homes sold in Alberta, up from 20,895 homes in the same period in 2022.


* Higher lending rates have cooled some of the demand in the market, but sales have remained relatively strong thanks to the strong migration flows into the province. In June, there were 12,540 new residents who moved to Alberta, up from 10,780 new residents in June 2022.


* At the same time, new listings have been easing across all areas of the province, keeping inventory levels exceptionally low. In June, inventory levels in Alberta eased to 18,443, the lowest July levels reported since 2006.


* Low inventory levels relative to sales has kept the months of supply relatively low at 2.4 months. The persistently tight market conditions have placed upward pressure on home prices since the start of the year.


* While the pace of growth did slow in June, at an unadjusted benchmark price of $483,300, levels remain over two per cent higher than last year and are at new record highs.

3. Red Deer (230 sales)
4. Lethbridge (190 sales)
5. Medicine Hat (170 sales)
6. St. Albert (150 sales)
7. Sherwood Park (140 sales)
8. Airdrie (130 sales)
9. Spruce Grove (120 sales)
10. Okotoks (110 sales)


The outlook for the Alberta real estate market in the coming months is mixed. On the one hand, higher lending rates are expected to continue to cool demand in the market. On the other hand, strong migration flows into the province and low inventory levels are expected to keep prices elevated. Overall, the market is expected to remain strong, but with some moderation in the pace of price growth.
