Year-to-date, there have been 1,487 sales in the city, a record high and over 55 per cent higher than longer-term trends in the area. At the same time, new listings trended down in July, causing further declines in inventories. Easing inventory levels relative to strong sales ensured the months of supply remained at two months, significantly lower than levels we traditionally see in July and reflect the tightest conditions since 2007. Persistently tight conditions have been impacting the prices in the market this year, especially for detached properties. So far this year, the average price of a detached home rose by nearly 12 per cent.
