July sales rebounded, increasing nearly 18 percent year-over-year to 154. Sales exceeded new listings (148), down 16 percent year-over-year. The sales-to-newlistings ratio increased to 104 percent. The months of supply is now at 1.74, which is 47 percent lower than last year. Inventory is down 37 percent year-overyear to 268 units. The total residential average price is up almost 10% year over year to $350,687 despite some price softening in the apartment and row housing segments, which saw year-over-year declines of 10 and 19 percent, respectively.
