With 129 sales and 182 new listings, the sales-to-new listings ratio rose above 70 percent in April. This shift slowed the pace of growth in inventory levels and caused the months of supply to fall to three months. While conditions are not as tight as last April, levels are returning to levels more consistent with long-term trends for the area and have improved from the elevated levels reported during the second half of 2022. Should a better balance between supply and demand persist in the coming months, we could start seeing more price stability. However, thanks to strong gains seen early last year, year-to-date, both average and median prices remain below last year’s.
