Condos and row homes feel the brunt of the slowdown Market conditions continued to vary by property type, with detached homes remaining relatively balanced, supported by less than three months of supply and a sales-to-new-listings ratio above 50%. The detached benchmark price came in at $724,000, reflecting a gradual easing that began in the second half of 2025. Semi-detached homes also stayed near balance. Rising supply has helped stabilize prices, with the benchmark holding steady month over month at $667,000 and sitting just one per cent below last January. Row home sales fell nearly 25% from a year earlier as supply continued to build, pushing months of supply above four months. Apartment condominiums saw the greatest strain, with inventory rising to a record January level and months of supply exceeding five months. Apartment benchmark prices fell across every district, dropping to $301,200, roughly eight per cent lower than a year ago. Outside the city, surrounding markets showed similar trends. Airdrie and Cochrane both saw inventories rise and prices trend lower compared with last year, while Okotoks remained constrained by limited supply, helping keep prices relatively stable despite lower sales. CREB noted that while benchmark prices are lower than they were at the start of 2025, seasonally adjusted data suggest pricing has stabilized since late last year. Still, with inventory continuing to build in several segments, particularly condos and row homes, the early months of 2026 point to a market where buyers have more time, more choice and greater negotiating power than they did a year ago.
