Inventory levels in July reached 6917 units, hitting levels not seen since before the pandemic and exceeding long term trends. While supply has improved across all property types and districts, the largest increases are in areas with new community growth.
The rise in supply has impacted home prices in some parts of the city. Calgarys total residential benchmark price has declined over recent months and is now four percent below last years peak price in June 2024.
Price drops arent happening across all property types or locations, and where they have occurred, they havent erased all the gains from recent years, said Ann-Marie Lurie, Chief Economist at CREB. The steepest declines have been for apartments and row-style homes, particularly in the North East and North districts, where new supply has increased significantly.
