Given the high level of sales reported last year, it is unsurprising that yearover-year sales declined across all larger regions of the province. While sales are 28 percent lower than last year’s record high in April, levels are still much stronger than pre-pandemic levels and long-term trends thanks to strong migration into the province. At the same time, new listings also eased, causing the sales-to-new listings ratio to rise to 68 percent, preventing a more significant adjustment to inventory levels. Inventory levels in Alberta dropped over last year’s levels by nearly six percent representing the lowest inventory levels reported in April since 2007. Much of the decline was driven by the Calgary market. Shifts in sales and inventory have kept market conditions relatively tight, supporting some recent upward pressure on home prices since the start of the year. However, despite the
