While recent gains have not offset the pullbacks occurring at the beginning of the year, year-to-date sales remain 15 per cent higher than long-term trend for the city. While higher lending rates are weighing on sales so too is the limited supply choice. New listings in September declined causing the sales to new listings ratio to rise to 100 per cent causing inventories to decline over both last month and last years levels. September inventory levels have not been this low since 2006 and are over 50 per cent below long-term trends. Limited supply and relatively strong demand have kept the months of supply below two months in September. Much lower than what we would typically see at this time of year. Persistently tight conditions have driven price gains across most property types, with detached prices rising by nearly three per cent. However, year-to-date total residential prices remain comparable to last years levels as detached homes account for a smaller share of total sales activity compared to last year
